For major renovations, we make recommendations based upon what is expected in the neighborhood where your property is located, so you don't over- or under-improve the property for the local market. A quality tenant simply won't pay top market rent for an under-improved property. An over-improved property will easily rent at top market rates, however, the ROI of those extra improvement dollars will be minimal-to-none compared to a property with finishes that are right in line with what is expected for that neighborhood.

Our marketing is second to none. Existing and upcoming vacancies are posted to dozens of rental listing sites for maximum exposure to potential tenants, minimizing downtime at your property.

We perform thorough tenant screening to meet strict qualification requirements. All applicants 18 and older are screened for eviction history, credit, and criminal backgrounds. We also verify their income sources and past landlord history.

Communication is one of our top priorities

You will be notified promptly of any change in a property's status, including new leases and renewals, move-outs, and evictions. We will keep you updated on the progress of a renovation, including photos, so you can see what's happening.

There are several ways that you can reach us as well, according to whatever works best for you: phone, text, email, or online via your Owner Portal.

Up-to-date accounting statements are sent to you monthly, with income and expenses categorized according to the IRS Schedule E.

Cloud-based management software

We use Appfolio, a robust software that allows us to manage things on-the-go. Documents, photos and receipts are securely stored, all in one place.

Access your account via the Owner Portal. Current tenants can pay their rent, send maintenance requests, or contact us using their Tenant Portal. Potential tenants can send inquiries and complete an application online. All of this can be done at any time, from anywhere from any device with an internet connection.

Appfolio allows you to add renovation funds to your account easily and securely, directly from your bank account. We send your monthly payments via ACH directly to your bank account.

Trusted network of ancillary service providers

We have a strong network of investor-friendly professionals for every aspect of the business, including attorneys, property insurance agents, contractors, and home inspectors. We utilize only licensed contractors for the HVAC, electrical and plumbing trades.
